CPU / Mobo Combo

So I am back for a bit and need some help.
One of my rigs is starting to go and I am looking to redo my rig #1.

So I need a good CPU / mobo combo for roughly $200.
I have been out of the game for a while and dont know the best bang for the buck.
Not looking to OC at all.

Also, I am looking for a good modular PSU for a reasonable price.
I know the Corsair ones are awesome, however, the modular ones are a bit expensive.

This is a bit over the budget but its a pretty good deal AMD Phenom II X4 945 and a Gigabyte MA-770 AM3 board for $212,but it be great for gaming.

Although you would need buy DDR3 ram aswell.

That looks like a solid CPU / mobo combo.

How does that far against the AMD Athlon II X3 440 as I heard this was a great game performer and from what I heard lately the 4 cores are not really used for gaming.

Also, I dont think I need 600W+ as I only have a 7800GT for the video card (may pickup a slightly stronger card).
Looking for a slightly cheaper PSU that is a solid performer.
Unfort. the OCZs seem to have ripple and I have not had luck with them.
