The monitor refresh ratessupported@1080p are 60Hz and 144Hz according to their official Resolution guide attached.

Does that mean in Windows I can set only these 2 refresh rates under display properties?

So games refresh rates supported are only 60 Hz and 144Hz?

No. It supports 24hz to 144hz.
Have you checked out the screenshot I've attached?

Under PC Timings, only 60Hz and 144Hz @ 1920x1080 are ticked. Then, what does that mean?

You have range of refresh rates to choose from: 60, 100, 120, and 144 at 1080P. They should all be available to any game you’re playing.

Fine, from within games I' m ok. But I'm more concerned about setting these refresh rates on Windows level. Could you confirm that?

The refresh rates available depends on if you’re using HDMI or DisplayPort.

In order to use AMD Freesync, I will use DP of course. But both HDMI and DP are configured the same...

FreeSync over HDMI didn’t cause any trouble for me with the RX 480. You’re not restricted to DisplayPort with FreeSync unless you have a Nvidia card with a FreeSync monitor.

Depends...my monitor is limited to 100Hz via HDMI vs 144hz via DP.

The maximum for my Samsung monitor is 75Hz (48-75.) Unofficially I can get up to 110Hz with Custom Resolution Utility.

I’m talking within my monitors actual specs...fun fact while being 1440p monitor it will do native 4K 60hz via HDMi...

I think after reading so many monitor specs, you're facing specification-creep. It's not important to know and understand every feature/spec of a monitor.

The question you're asking can only be answered by BenQ (if you ask them in any of their social media channels) or a current user of the monitor who will check Nvidia Control Panel's (or whatever it's called for AMD) display section and relay what hz options are available. Ask in big monitor nerd congregation like r/monitors or sth.

My Acer uses larger version of the same panel:

So no, you won't be locked to 60 or 144 Hz only.

As for games, it's all game dependent. THPS 1+2 for instance has fixed framrate caps: 60, 90, 120, 144, Uncapped. They all work with no problems with Gsync Compatible enabled.

Closing this thread now as OP appears to have an answer and I see he has opened multiple threads on the same/similar topic, one is always enough.
