13600KF & 4070 Build with DDR4 or DDR5 memory?

Hello, I am going to build my first PC and got most of the build figured out, but I am debating whether I should go with DDR5 or DDR4 memory.
I plan to use this computer to game at 1440p and do AI dev.
The difference in price is only around £50, but I have seen contradicting things on getting DDR5. Also the motherboard I put for DDR5 is an MSI Z690, but most DDR5 motherboards I saw were Z790, so not sure if that's fine either.
Also, let me know in general what you think of the build :)

If you don't use many multi-core apps, like most people, then you can even replace the 12700KF with the 12600KF and save money.
My build also doesn't use a modular PSU and they tend to last longer than modular PSUs.

The above result is when both CPUs use RAM @ 6000 MHz. But my latest build uses RAM @ 7200MHz so it's going to be a better gaming experience than Why_Me's build.
