I can only use HDMI connection for this use case and I'm having a hard time looking for a 24-27 inch monitor with actual Gsync modules. I've checked a few models listed as Gsync then head to rtings only to find out that it only works via DP. Any suggestions?

i believe this is up to date (saw "since 511.23" driver listed while scrolling):

top of the columns have filters and it looks like any hdmi inputs are on 48"-75" 4K OLED screens.

Yeah. I checked that and I highly doubt those TVs are the only ones with a Gsync modules. I reckon they are VRR because of HDMI 2.1.

These TV's are G-Sync Compatible, so they're using AdaptiveSync and have no G-Sync modules in them.

Per Nvidia:
NVIDA GeForce GTX 16 series/RTX 20 series (Turing) and higher will support variable refresh rate over HDMI on displays which support this feature over HDMI 2.1. For the best gaming experience, we recommend a G-SYNC Compatible display. To enable this:
  1. 1. Connect your TV via HDMI to your GeForce RTX or GeForce GTX 16-Series or higher GPU
  2. 2. Enable the HDMI 2.1 Variable Refresh Rate functionality of your TV/display through it's own internal settings
  3. 3. Open the NVIDIA Control Panel by right clicking your desktop > NVIDIA Control Panel
  4. 4. On the left nav, select Display > Set up G-SYNC
  5. 5. Enable G-SYNC, and click Apply on the bottom right of the window
If you don’t own a G-SYNC Compatible TV, but do own a display or TV that only supports variable refresh rates via HDMI 2.1, you can try enabling G-SYNC as detailed above. As these displays and TVs have yet to through our comprehensive validation process, we can’t guarantee variable refresh rates will work, or work without issues.

Also, G-Sync Ultimate module does not natively support HDMI 2.1. If a monitor has G-Sync Ultimate and HDMI 2.1 listed then those 2.1 ports will bypass the module.
