Hello, I am building a new PC and have a few questions regarding Mobo choices.

I live in Israel so prices might be alittle different than in the states/europe,

I'm debating whether I should get the Gigabyte Z370 Gaming 3, Gigabyte Z370 Ultra Gaming or the Gigabyte Z370 Ultra Gaming 2.0.

Which one of them is better? what are the differences between the ultra gaming and the ultra gaming 2.0?

Main reason why I am considering them is that they come with Far Cry 5, similiar priced motherboards are the:

Gigabyte Ultra gaming 2.0 - Comes with free far cry 5
Gigabyte Ultra gaming - Comes with free far cry 5
Gigabyte Z370 Gaming 3 - Comes with free far cry 5
MSI z370 pro carbon
ASrock Z370 fatal1ty gaming k6
Asus Z370 ROG-H
Asus z370 ROG-F

Probably not going to OC the CPU, or a mild OC at best.

They are all in the 200$ range, and will be paired with an I7 8700K and 16gb of 3000/3200mhz ram.

what you intend to do with the computer (regarding overclocking, and other bios specific functions) would be helpful in determining which is most suitable.

The difference is the options, size and durability. Motherboards are so close nowadays its hard but really it comes down to what you want

Probably a mild OC to the CPU at best, might even not OC it at all.

I don't even know why people try to OC CPUs now in days. Like we can't even go up higher to 5Ghz let alone to 4.8

I may OC my cpu to 3.8 but as long as get 30-50 FPS I'm fine

The Gigabyte Ultra gaming 2.0 board is the best/most current of the three. It has the most features too.
I have had a lot of good results with Gigabyte mainboards.

I'd avoid Gigabyte anything. Their quality has gone considerably down hill over the past few years, and their customer service is down right the worst in the industry. They've been caught lying to customers, and they are known for purposely damaging products that are sent in for warranty so they can then deny the warranty by saying the customer caused the damage.

AsRock, ASUS, MSI are all much better options.

I too would avoid Gb. Several times every few years i build 3 computers, one for each of my kids, and none of them require overclocking or any type of bios related modifications. In those circumstances i usually go with H class motherboards, from asrock. I haven't built one with the most recent iteration of chipset, but my most recent of them would be the H97 asrock pro4. it still allows overclocking of both ram and processor, but limited overclocking . I don't know if the current 270/370 H series allow xmp & cpu OC, but it shouldn't matter if you don't intend to metal with those settings no reason to spend extra money. The H370 looks nice

I'm sure other manufacturers have decent selections too, I just personally go with asrock

If you run them Stock, all boards are fine, if You overclock, make sure it is an Asus or AsRock upper tier board

The OP was interested in the Gigabyte boards due to free games. I pointed out the best one of them to him based on the features of the boards.
I feel that ASRock & ASUS are good choices too. But no freebies.
I have had, and continue to have good service with Gigabyte boards.
The only one here that doesn't work is the one that I bent the Pin Grid Array on with my fumble-fingers.
