Monitor adaptive sync question

Hey everyone, I'm looking to get a monitor and I wana get one that is 27in, 144hz refresh rate, 1ms response time,1440p and preferably a small bezel. However the only monitors that I have been able to find with these specs are ether g-sync or free sync so I have a couple of questions.
1. Does anyone know of any non gsync/free sync monitors that have the specs described above? Even if it's only 1080p, the refresh rate, latency and bezel size are more important to me.

2. I found an acer freesync monitor with these specs and was wondering if I could use it as a regular monitor since I have a nvidia GPU, and still get the high refresh rate or does that require a freesync enabled card?
 
2. You can use it as a regular monitor (high refresh rate or whatever). You won't get freesync though.

I'm curious, why wouldn't you want a G-Sync capable monitor?
 
Well I do want a gsync monitor but I don't think it's worth an extra 200$ over the non gsync one with the same specs. However I am still looking at the rog swift and may get one of those.
