slow loading textures in a few games

Guys, i'm really Discouraged and disappointed about it. I bought my pc about 4 months ago and as far as i remember everything was fine, but now, it really freaks me out...in games like mafia 2, far cry 3, AC:black flag and AC:unity i occurred the problem of slow loading textures: people and cars pops up out of nowhere, shadow textures changes, houses and street textures changes.
fps in most games is good, in black flag and fc3 i have 30-60 fps(i think it is good, after all, its ubisoft, u know..), mafia 2 with vsync i lock on 60 and without over 100, and in ac:unity its 30-40(which is, as far as i know, good for my specs).

does anyone familiar with this problem? is it normal? can someone please help me?

Specs:
intel i5 4590 3.3GHz
12gb ram
sapphire r9 280x vapor-x DDR5 3GB OC (UEFI)
gigabyte H87-HD3 motherboard
FSP 650w PSU

examples from far cry 3:

1. look on the shadows on the grass:

2. look at the view, all textures slowly loaded:

That kind of texture refinement pop-in looks relatively normal. I haven't been on FC3 for a while, so I'm unsure if it has a draw-distance slider. Look for one, experiment with various values, and test that same bit in game and see how much it affects the shadow pop in. For that kind of distance it looks perfectly acceptable.

I can't comment on AC games though, they're just dreadfully optimised.

But it happens even in old games like mafia 2, which i'm sure my pc can handle....and why i have 29-30 fps in L.A Noire? it wasn't like that a few months ago...

It has a 30FPS cap on it. Look on the steam forums for a way to remove that FPS cap.

thanks pal, didn't know that...but anyway, the other problem really freaks me out, i wonder if Nvidia users have the same problem..

Could you download GPU-Z and then go to the second tab for me? Tick the box to run a log to file for 10 minutes during the texture pop-in gameplay. Untick the box after 10 minutes, then run it again for each game that has the texture pop-in issues. Attach the file on here and I can take a look at your hardware log.

Either it's normal to have frequent pop-in for those games, or your memory bandwidth/VRAM is getting maxed out.
