should i trade a 165 for a 4400+

i have a chance of trading my 165 opty that will only do 2.5 (typical for my stepping) for a 4400+ on paper it looks like a good deal should i do it?

Depends on use. For everyday use i would go for the 4400. Asuming it's a dual core.
