He is also getting Dirt 3 with it, and he already has some other games on steam and we will be hopefully playing some multi-player TF2 and GTA with mods.

Get something better than a A770DE+, I had to use it for a few months and it wasn't very good. It overclocks like shit, and I had constant issues with my ram on that mobo. Spend some more money and go full AM3

940 is a AM2+ so the selection is limited.

Not planning on really overclocking beyond what about 1.4vcore and 110HT can do plus the unlocked multi.

GPU overclock will be there, and probably the unlock to a 6870 if possible.

If you can pickup a older 790FX then that would be the chipset that would work well with higher wattage phenom II CPUs at overclocking. If I had a board to replace my MSI K92A Platinum, I would offer it to you but right now its crunching 24/7 with a 6core

Also 68XX series did NOT unlock, Only 6950's

I gave my son my 940BE on a M4A79 Deluxe for Christmas this year and it is running great at 3.8Ghz. I would definitely recommend the 790FX used if you can find one, but the 770 will work good.
